As an off-plan buyer at Estura, you will be entitled to complimentary two year membership at the Salcombe Harbour Hotel's Harbour Spa, located right on your doorstep.

The Salcombe Harbour Hotel can also offer the following range of additional services:

  • Maintenance of property
  • Housekeeping
  • Restaurant and bar service delivered to your door
  • Marketing and management of the rental of your property as a holiday home

Options

Subject to the stage of construction, we endeavor to offer a wide range of colour choices for your new home. With any exchanged purchase you would be able to choose finishes and colours of a number of items including paint finishes, wall and floor tiles, fitted wardrobes, kitchen doors and worktops.
 
Whilst the homes are being fitted out to a high specification, there is scope during the build for buyers to request upgrades to the specification. Any upgrade would require full payment in advance, but can include alternative wall and floor finishes throughout, equipment upgrades to the kitchen or high end audio-visual packages.
 
You will be guided through the process including timings. It is imperative that any dates stipulated by us are met otherwise your requirements may not be met and delays could occur.

Spa Membership

With your off-plan purchase of a property at Estura we will provide you free of charge a two year membership to the Harbour Spa at Salcombe Harbour Hotel.
 
The Harbour Spa is a place where, the minute you walk in, you enter a world of pampering, luxurious treatments and tranquility. Using the world-renowned, ESPA products and treatments, the experienced and welcoming therapists will offer a holistic approach to each guest, and some treatments are unique to Harbour Hotel Spas.
 
The Spa features a pool, areas for relaxation, a hydrotherapy pool, sauna, crystal steam room, state-of-the-art gymnasium, four treatment rooms and a rest and refresh area. Slippers, robes and towels will be provided as well as complimentary herbal teas and water for rehydration and relaxation.
 
Spa Membership is a non-transferable benefit should you choose to sell the property on before the end of your two year term.

Concierge

Salcombe Harbour Hotel offer a concierge service, they pride themselves on knowing Salcombe inside out. For restaurant reservations or ideas on what to do and where to go, their Concierges know best and are always on hand to help

Managed Lettings

Salcombe Harbour Hotel, adjacent to Estura has a robust managed letting service available to all purchasers.

For a one off setup fee, the hotels service includes:

  • Marketing
  • Key holding
  • Use of all hotel facilities for your guests
  • Inclusion into the Hotel Web site
  • Professional photography
  • Drafting of legal contracts
  • Inventory management
  • All Customer Interaction
The hotel then operates a transparent rental commission service on any lettings. You would receive your rental income on a monthly basis.
 
You might also choose to take on a maintenance contract::
  • 8am to 8pm call out and minor repairs
  • Available to deal with all warranties
  • Monthly maintenance check up
  • Co-ordinate contractors on major repairs
 
Housekeeping packages are available also depending on your requirements:
  • Full house cleaning service
  • Internal window / balcony cleaning
  • Premier Linen, duvet, pillows and towels (Rental, wash and change)
  • Dry cleaning and laundry available

If that was not enough the hotel even offers catering services, including the ultimate luxury of a trained chef cooking you dinner in your own house.

Legal

Prior to exchange our sales team will talk you through everything you need to know including:

  • The cost and size of the property that is included in the title
  • Approximate finished room sizes, layouts and finishes
  • Detail of any works that may not be finished when you move in – for example roads, landscaping and garaging
  • Details of covenants

 
What is a covenant?
 
In the transfer of your home, a number of common sense stipulations and obligations (i.e. covenants) would be put in place. These are simply to ensure our customers do not do anything unreasonable to their new homes which may cause a nuisance to their neighbours.
 
Typical types of covenants are:-

  • Within five years of your purchase, the plan and specifications for any alterations must first be submitted to the Owner for approval for which a reasonable fee will be charged.
  • Your home must be used as a single private family residence i.e. whilst working from home is fine you should not have other people coming to your home for business purposes.
  • Not to do anything which may be a nuisance or a disturbance to adjoining owners.
  • To pay maintenance fees to maintain the gardens and communal areas.
  • To maintain any gardens that might form part of your house.
  • Not to keep any animals other than usual domestic pets.
  • To contribute to the cost of maintaining private services shared with other customers.
  • Not to park, or allow to be parked, on any part of the property, any trailer, horse box, boat, caravan or any house on wheels, motor caravans, lorries or vans exceeding a carrying capacity of 250kg.
  • Not to attach any additional aerials without the prior written consent of the Owner
  • Not to plant any trees or deep rooting plants.
  • Not to put up any ‘For Sale’ or ‘To Let’ signs on the property until we have completed the sales on all properties.

Although the above are typical restrictive covenants used on our developments there may be additional ones specific to individual developments.
